Why do fire doors fail?
A fire door is a system, not just a heavy door. It only holds back fire and smoke for its rated period if every part is correct: the leaf, the frame, the intumescent seals, the hinges, the closer, and the gaps around the edges. The most common problems we find are worn seals, damaged closers, excessive gaps and doors propped open. We verify the whole assembly against BS 476-22 or BS EN 1634-1.

How often should fire doors be checked?
Frequency comes from your fire risk assessment and the building type. Government guidance points to quarterly checks of fire doors in the common parts of higher-risk residential buildings, and many managers inspect commercial fire doors at least every six months.
