Do I legally need a fire risk assessment?

Yes. The Regulatory Reform (Fire Safety) Order 2005 places a duty on the Responsible Person for almost every non-domestic building in England and Wales to carry out a fire risk assessment and act on its findings. If you employ five or more people, the significant findings must be recorded in writing. Everything else you do for fire safety, the alarm, the lighting, the extinguishers, follows from this assessment.

What does the assessment cover?

Is a fire risk assessment a legal requirement?

Yes. Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person for almost every non-domestic building in England and Wales must carry out a fire risk assessment and keep it up to date. Where five or more people are employed, the significant findings must be recorded. It is the legal starting point for all other fire precautions.

How often should a fire risk assessment be reviewed?

The assessment must be reviewed regularly and whenever there is reason to believe it is no longer valid, such as building work, a change of use, a near miss, or a change in occupancy. In practice most buildings review annually. We recommend an annual review alongside your six-monthly fire alarm servicing.

What does a fire risk assessment involve?

A competent assessor identifies fire hazards and the people at risk, evaluates the risk, and records an action plan. It covers ignition sources, escape routes, fire detection and warning, emergency lighting, signage, extinguishers, and the management of fire safety. You receive a written report with prioritised, practical actions.
