A system designed for the building's last life
The recurring problem in a converted warehouse is inheritance. The detection was designed when the building was one open industrial volume, and it is still laid out that way even though there are now twelve studios, a mezzanine and a shared kitchen. High ceilings, exposed services and open-plan floors make detector siting genuinely difficult, and a mezzanine almost always needs detection underneath it as well as above. If your building has changed use and the alarm has not been redesigned, the certificate on the wall is describing a building that no longer exists.
Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person for the building — usually the employer, owner, landlord or managing agent — has to make sure a fire risk assessment is carried out and the fire precautions are kept working. Getting the design wrong is not just a technical problem, it is that duty left unmet.
