How often must a fire extinguisher be serviced?
A visual check every month, a basic service every year, and a deeper extended service at five years, or ten, if it is a CO2.
In short
Every portable fire extinguisher in a commercial building needs a visual check each month, carried out by you, and an annual basic service by a competent person, following BS 5306-3. On top of that comes an extended service every five years for water, foam and powder extinguishers, and an overhaul with a hydraulic pressure test every ten years for CO2. The extended service is maintenance, not replacement, the extinguisher is discharged, examined inside, refilled and put back. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005; BS 5306-3 is how you show you have met it.
How often must a fire extinguisher be serviced?
Monthly for your own visual inspection, annually for a basic service by a competent person, and then an extended service at five years for water, water-based and powder extinguishers, or an overhaul at ten years for CO2. Those are the intervals in BS 5306-3, and all four service types are recorded on the extinguisher and in your records.
BS 5306-3 defines four kinds of service, and knowing which one you are being sold is the difference between a fair invoice and a poor one: the basic service, the extended service, a recharge after use, and an overhaul. They are not interchangeable, and the interval attached to each depends on what is inside the extinguisher.
The monthly visual check is yours
Walk the building once a month and confirm each extinguisher is where it should be, unobstructed, undamaged, still sealed, showing pressure in the operating range, with its instructions facing outwards and its signage in place. Write it down. It takes minutes and it catches most of what actually goes wrong.
Nothing on that list requires training, which is exactly why it is your job rather than a contractor's. And it matters more than it sounds, because the failures it catches are the common ones. An extinguisher does not usually fail because its internals degraded quietly; it fails because somebody moved it to prop a door, stacked boxes in front of it, walked off with it, or set it off and quietly put it back on the bracket.
An annual visit cannot see any of that. It sees the state of the building on one day out of three hundred and sixty-five.
Two standards, two different jobs. BS 5306-3 covers commissioning and maintenance, the servicing regime on this page. BS 5306-8 covers selection and positioning, which extinguishers you need and where they go. A building can be perfectly serviced under one and wrong under the other, and that combination is more common than either failure on its own.
The annual basic service
Once a year a competent person examines every extinguisher in place: external condition and corrosion, weight against the stamped figure, pressure, the hose and horn, the operating mechanism, the safety pin and tamper seal, the anti-static and discharge parts, and the signage and mounting. Anything failing is repaired, refilled or condemned, and a new service label is applied.
The weight check is the one worth understanding, because it is what a visual inspection cannot do. An extinguisher is stamped with its charged weight. Putting it on scales tells you whether the contents are still all there, which a gauge showing green does not, since a slow leak of extinguishant can leave propellant pressure looking perfectly normal.
The label matters too, and not for bureaucratic reasons. It is the fastest way for anybody, you, an inspector, an insurer, to see when the extinguisher was last touched and by whom, without opening a file.

The extended service: five years, or ten for CO2
Water, water-based and powder extinguishers get an extended service at five years: the unit is discharged, opened, examined internally, refilled and recommissioned. CO2 extinguishers instead get an overhaul at ten years, which includes a hydraulic pressure test of the cylinder against its stamped test pressure.
The reason the two diverge is physical rather than administrative. A water, foam or powder extinguisher is a container of something that can settle, cake, corrode or degrade where you cannot see it, so periodically it has to be emptied and inspected from the inside. A CO2 extinguisher is a high-pressure gas cylinder, and the question that matters about a pressure vessel is whether the vessel itself is still sound, which is answered by a pressure test, on the longer cycle used for cylinders.
Here is where money gets wasted. An extended service is not a replacement, and a five-year-old extinguisher is not expired. It is due a deeper service, after which it goes back on the wall. Quoting a new unit instead is quicker for a supplier and occasionally justified, a corroded or obsolete extinguisher genuinely should be replaced, but it should be a stated recommendation with a reason attached, not the default that arrives in year five.
The half everybody forgets: the right one, in the right place
Servicing keeps an extinguisher working. It does not make it the correct extinguisher for the fire it is standing next to. BS 5306-8 governs selection and positioning: the classes of fire credible in each space, the ratings needed for the floor area, and a maximum travel distance of 30 metres to reach an appropriate extinguisher.
The failures we find on survey are almost always siting failures rather than servicing failures:
- Water next to electrical intake. The wrong medium entirely, and dangerous in use rather than merely useless.
- No wet chemical in a commercial kitchen. Cooking oil fires are Class F and neither water nor a standard foam addresses them.
- Everything by the front door. Tidy, and it leaves the far end of a floor outside the 30 metre travel distance.
- Extinguishers on the floor. Off the bracket means moved, obstructed, or gone by the time it is needed, and unsigned.
- A CO2 removed after a false alarm and never returned. The gap is invisible on paper because the unit is still on the asset list.
Every one of those buildings had a current service label on every extinguisher. The paperwork was in order. The provision was wrong. That is why an fire risk assessment looks at extinguisher provision as a question about the building rather than a question about the extinguishers.
Who is allowed to service an extinguisher
A competent person: someone with the training, equipment and current knowledge of BS 5306-3 to carry out the service and to judge what fails. As with fire alarms, there is no licence in law, which is why third-party certification schemes exist as independent evidence rather than self-description.
The duty to appoint a competent person sits with you, not with the contractor, so it is worth asking what somebody is assessed against before appointing them rather than afterwards. Ask what standard they work to, what happens to a unit that fails, and whether an extended service is carried out or quietly converted into a sale.
Extinguishers are the part of fire safety that looks the simplest and drifts the fastest, because they are physical objects in a building full of people who move things. The monthly walk is the cheapest control you have over that, and it is the one most often skipped.

Do fire extinguishers have to be replaced every five years?
No, and this is the most expensive misunderstanding in the subject. At five years a water, foam or powder extinguisher is due an extended service, which means it is discharged, examined internally, refilled and put back into use. That is maintenance, not replacement. Some suppliers quote a new extinguisher instead because it is simpler for them, so it is worth asking explicitly whether you are being offered an extended service or a sale.
The pressure gauge is in the green. Is that not enough?
It tells you the extinguisher holds pressure today. It tells you nothing about whether the powder has compacted, whether the hose is degraded, whether the internal lining has corroded, or whether the unit was discharged and casually put back. The gauge is one item on a monthly visual check, not a substitute for the annual service.
Can I service my own fire extinguishers?
You carry out the monthly visual inspection yourself, and you should. The annual basic service must be done by a competent person, which means training, the right equipment and current knowledge of BS 5306-3. Extended servicing and CO2 overhaul involve discharging and pressure-testing vessels and are firmly specialist work.
How many extinguishers does my building need?
It is calculated, not guessed. BS 5306-8 works from the floor area, the classes of fire that are actually credible in each space, and travel distance: nobody should have to walk more than 30 metres to reach an appropriate extinguisher. As a floor minimum you are generally looking at two Class A extinguishers, with more added for area and for specific risks like kitchens, plant rooms and electrical intake cupboards.
What is the difference between a basic and an extended service?
A basic service is annual and is carried out in place: external examination, weight and pressure checks, hose and horn condition, the safety pin and tamper seal, and a new service label. An extended service is periodic and much deeper: the extinguisher is discharged, opened, examined internally, refilled and recommissioned.
